1. Acceptance of Terms

By creating an account or using room4rent, you agree to these Terms of Service. If you do not agree, you may not use the platform. We may update these terms from time to time; continued use after changes are posted constitutes your acceptance.

2. Who Can Use room4rent

You must be at least 18 years old and legally able to enter into binding agreements. By registering, you confirm that the information you provide is accurate and that you will keep it up to date. room4rent reserves the right to suspend or terminate accounts that violate these terms.

3. Listings

Landlords are responsible for the accuracy and legality of their listings. All listings are reviewed before going live. You may not post listings for properties you do not own or are not authorised to rent. Misleading, fraudulent, or duplicate listings will be removed and may result in account termination.

4. Escrow Payments

Payments made through room4rent are held in escrow and released to the landlord only after the tenant confirms a successful move-in. By initiating a payment, you authorise room4rent and its payment processor (Stripe) to hold and disburse funds according to the rental terms agreed upon at booking. Refunds are subject to our dispute resolution process.

5. Move-In Confirmation

Tenants are responsible for completing the move-in checklist and confirming their arrival within the window specified at booking. Failure to complete check-in may result in automatic fund release as described in the rental terms. If there is a dispute, tenants must raise it before confirming move-in.

6. Prohibited Conduct

You may not use room4rent to engage in fraud, harassment, or any illegal activity. You may not attempt to circumvent the escrow system by arranging off-platform payments. You may not post false reviews, impersonate other users, or scrape or misuse platform data. Violations may result in immediate account termination and reporting to relevant authorities.

7. Dispute Resolution

If a dispute arises between a tenant and landlord, either party may raise it through the platform before move-in confirmation. room4rent will review the evidence provided and make a determination regarding fund release. Our decision is final within the bounds of our platform policy. room4rent is not a party to the rental agreement itself.

8. Identity Verification

Some features require identity verification (KYC). Documents submitted for verification are processed securely and used solely to confirm your identity. Submitting false documents is a violation of these terms and may be reported to authorities.

9. Limitation of Liability

room4rent provides a platform connecting renters and landlords. We are not responsible for the condition of properties, the conduct of users, or disputes that arise outside our platform. To the extent permitted by law, our liability is limited to the fees paid to us in connection with the transaction in dispute.

10. Governing Law

These terms are governed by applicable law. Any disputes arising from your use of the platform shall be resolved in accordance with applicable jurisdiction. If any provision of these terms is found to be unenforceable, the remaining provisions remain in full effect.
